The 1, 2, 3’s of a house hunt gone wrong!

 

This Is How Most home buyers do it backwards...

  2. They will drive through neighborhoods.
  3. They will study the real estate classifieds.
  4. They will study real estate magazines.
  5. They will spend hours on the Internet.
  6. They will talk to several real estate agents, and you know what happens -

 Is looking for a home a pain in the neck?

                 If you're looking for a home, you may be pretty frustrated with the whole process. High pressure sales people. Ugly, overpriced listings in a neighborhood you would not want to live in. Imagine having to drive miles to locate a home advertised as "mint", only to find peeling paint, and a yard full of weeds.

                 On top of that, if you're calling on ads and visiting open houses, you will probably miss out on the perfect home. Nice homes, in good areas, priced fairly (called HOT listings), usually sell quickly, often within a few days from being listed. If you're looking at any monthly homes magazine, you're seeing listings that became available at least two months ago. The good homes that are listed are usually gone by the time you see the latest issue. If you're using your own computer to surf the net, it's the same story. Many of these boards are not updated on a regular basis, and the emphasis is to have you call, where you'll be offered something else. I don't know about you but in the retail field that's called "bait and switch".

                 At any one point in time, less than 15% of the property for sale in an area is being advertised or has been advertised in the last 10 days.  If you had every newspaper classifieds and every real estate magazine you would still be missing 85% of the listings being offered.  The only way you could find them is if you drove every street looking for signs.  And even this way you would miss 10-20% of the available properties.

                 There must be a better way? After all, the only thing that you want is to find a nice home for your family, make it affordable and maybe save some money too!
